Located in the Hyde Park neighborhood on the southside of Chicago, Montgomery Place was repositioning the community from a rental to entry-fee based financial model. This strategy centered on improving marketability by adding new lifestyle components. To attract residents to an entry-fee community, the existing apartments needed to be renovated to increase their perceived value as well as their accessibility.

To meet the demands of today's consumers, a significant upgrade to the community offerings was necessary, including new wellness programs, services and amenities, and updated interior design of existing common areas. With a prime location near Lake Michigan, outdoor views and natural light needed to be a key emphasis for their therapeutic and visual appeal.

This project involved the master planning of an existing 14-story independent and skilled care community. It included the conversion of an independent living floor to assisted living, redesign of institutional dementia and skilled care floors to develop residential clusters with decentralized living and dining spaces, and the renovation of the first floor common space. Several enhancements to the building included a two-story wellness center with a “green” roof, as well as first floor additions of a new rooftop garden above the existing dining room, a new garden room, and a year round greenhouse.
