The building massing steps down from the north façade along the primary frontage at 13 stories to eight stories at the southern edge to take advantage of the allowable zoning while being sensitive to the adjacent residential neighborhood. The parking structure is hidden in the center of the property and buffered by the lower scale senior friendly townhouses.
